Arlington Air Duct Cleaning When the County Will Not Inspect Mold

Corridor condos and North Arlington homes — flat-rate ducts and dryer vents with County boundaries spelled out

Arlington County is unusually clear online: it does not inspect, test, or remove mold. We clean ducts and dryer vents in Clarendon condos, Columbia Pike walk-ups, and North Arlington colonials — with photos and flat rates — and we leave housing-code moisture fights where the County puts them. What Arlington’s mold page actually says

Arlington County’s Mold page states the County cannot inspect, test, or remove mold, and it will not give legal advice. It also notes there are no standards for “safe” mold levels and that testing is often unnecessary if you can see or smell mold. That honesty is rare on local landing pages — and it shapes how we talk about duct work here.

The same page pushes moisture control for humid Virginia summers: A/C or dehumidifiers, bathroom and kitchen fans, fast leak cleanup. Code Enforcement can take complaints about leaks and building defects that cause moisture — but Arlington is explicit that Code Enforcement does not address mold complaints as such. Our visit removes debris from trunks and lint from dryer runs; it does not replace a written notice to a landlord or a Code Enforcement case about water intrusion.

Housing stock here stacks differently than suburban Fairfax: corridor high-rises with long dryer risers, garden apartments with shared mechanical rooms, and older singles with basement handlers. We dispatch from Burke alongside Alexandria and Washington, DC. For humidity-specific reading, see Potomac humidity and Arlington air quality.

Common Arlington Service Questions

Arlington questions with County links where they help. Book: (571) 460-0001.

Will Arlington County inspect mold in my apartment?

No. The County Mold page says Arlington cannot inspect, test, or remove mold. Code Enforcement can look at moisture-related building defects, but not mold complaints as such.

Should renters call you before notifying the landlord?

If moisture or mold is a housing issue, County guidance starts with written notice to the landlord. Book duct/dryer cleaning when you want those systems cleaned — it does not replace landlord duties.

Do you test for mold?

We do not sell mold lab testing. Arlington’s page notes testing is often unnecessary when mold is visible or musty. We clean ducts/vents and document with photos.

Boundaries that keep the page useful

County will not “clear” your ducts

Arlington Environmental Health does not remove mold or certify HVAC cleanliness. If you need civic escalation for a leak, use the County pathway; hire us when you want trunks or dryer runs cleaned.

Moisture first, spores second

County guidance: clean mold and fix water, or it returns. We say the same about ducts — cleaning without a dehumidifier or leak repair is temporary on humid weeks.

VDH will not pick your vendor

VDH mold contact guidance does not recommend contractors. Flat rate + photos is how we compete.

Burke crew that knows corridor access

Loading docks, garage height limits, and quiet hours go on the ticket before we roll.

Burke → Arlington visit flow

We separate civic moisture cases from mechanical cleaning scope on the walkthrough.

Step 1

Building type

High-rise riser, garden apt, or single-family basement handler? That sets time, not the rate card.

Step 2

Scope check

Active leak or landlord dispute stays on the County/landlord path. We quote ducts and/or dryer vent for today.

Step 3

Lock the number

Flat rate confirmed before agitation; antimicrobial only with your OK.

Step 4

Clean and photograph

Source-removal ducts and/or full dryer brush-out, then before/after images.

Step 5

Handoff

Filter tips, humidity reminder aligned with County summer advice, (571) 460-0001 for follow-up.
